The recent shift in the housing market has made it very difficult for buyers to find the home of their dreams. We in the housing industry have never experienced such a high demand and it's left us to find new ways to create a positive home buying experience. John Houston Homes wanted to shed some light on what changes have been made and how we are still working to guide you home!

How We're Selling Homes in this Market

Here are some of the scenarios prospective buyers may encounter while exploring John Houston new home communities. Please visit the community pages for more details on how that particular community is currently selling homes. 

Building Our Waitlist

Some communities are releasing a limited number of homesites to build on every month. Contact a new home advisor to find out available homesites at each community. Other communities do not have lots available and will only have inventory homes available. To be notified of upcoming releases, prospective homebuyers must sign up for the community inventory interest list. This is a simple and fair way to release available inventory homes and notify those interested. 

Selling Inventory Homes Only

Some communities are pausing the sale of to-be-built homes and selling inventory homes only. We build our inventory homes by drawing upon our most popular floor plans and exterior and interior finishes. We know this change may be disappointing to customers who were desiring to build their own home, and we certainly want them to know we didn’t come to this decision lightly. Markets adopting this selling model are the ones experiencing especially high demand, which amplified our need to maintain a steady pace to meet the extreme need for housing.

In some instances, a community may opt to continue offering both to-be-built and inventory homes, however, inventory homes would only be available for purchase after they have reached a certain stage of construction. 

Highest vs. Most Competitive Offer

Modeled after the resale housing market, this process gives all interested buyers the opportunity to bid on their desired home. We believe this will give more qualified buyers an opportunity for their offer to be seen than the "first come first serve" model builders typically adopt. The bidder with the most competitive offer will receive the first opportunity to enter into a new purchase agreement. Keep in mind that the ‘highest offer' does not exclusively mean it is the most competitive offer. Other factors that make an offer more competitive may  include: whether the bidder is financing or paying in cash, anticipated down payment, whether the bidder must sell an existing home as a condition to purchase, and current market conditions. Once an inventory home has begun construction, we will be adding the home to our website, gathering an interest list for the home and once the home has reached a certain stage of construction, we will allow interested buyers to preview the home and submit their offer virtually.

  • Get Pre-Qualified with our preferred lender, Trinity Oaks Mortgage as soon as possible to expedite the home-buying process. Even if you plan to finance elsewhere, this is still a required preliminary step in our homebuying process.
